Dedeaux Properties to Deliver Class A Industrial Space to Central Los Angeles

3305 Bandini Blvd Property in Vernon Latest Acquisition

 

Dedeaux Properties LLC. (www.dedeauxproperties.com), has purchased a 10.8 acre prime land site at

3305 Bandini Blvd. where the developer with plans to construct 2 state-of-the-art industrial facilities

totaling approximately 235,000 square feet.

 

“No new Class A product has been delivered in the Central LA market for over 4 years while user

demand is strong, vacancy low and available land sparse“ according to Brett Dedeaux. “Our firm has a

long history in the area and has recognized that local tenants struggle operating in older facilities that

offer limited building features.“

 

Dedeaux Properties continues to execute on its strategy of acquiring prime in-fill Los Angeles industrial

land sites. According to the listing brokerage firm CB Richard Ellis, “3305 Bandini is an ideally located

land site in one of the most desirable industrial areas in Southern California. 3305 Bandini is

strategically located in North Vernon, offering close proximity to the 5, 10, 60, 110 and 710 freeways“



Dedeaux Properties plans on commencing construction mid-year with completion set for the beginning

of 2012. Conceptual plans include a focus on the food industry, which has a strong preference for

Vernon due to the low power costs and friendly business environment. Currently, several build-to-suit

proposals are being evaluated.

 

In 2011, Dedeaux Properties acquired an additional approximate 5 acre site in Vernon with similar

development plans and is currently constructing an approx. 50,000 sq. ft. state-of-the-art refrigerated

distribution facility in the City of Commerce for leading produce firm Heath & Lejeune.
