Dedeaux Properties LLC (www.dedeauxproperties.com) is
pleased to announce the lease of a 135,000 sq ft property at 9000 Rochester Avenue in
Rancho Cucamonga, CA. The building was recently renovated with expanded loading
docks and a new concrete yard.
The landlord, Dedeaux Properties, LLC was represented by Brett Dedeaux, Rustin Mork
and Anthony Dedeaux from Binswanger/Realty Advisory Group. Binswanger also
represented the lessee, Hollywood Ribbon Industries, manufacturers of ribbons and bows,
and leaders in the gift wrap industry for more than 50 years.
Dedeaux Properties’ legal counsel was John Duffy at DLA Piper in downtown Los
Angeles. The lease contract is a 5 year lease valued at over $2.2 million commencing
June 2010.

Hollywood Ribbon is taking advantage of the current real estate

“Although lease rates still have a while to go to return to pricing at the
peak of the market in 2007, activity for 2010 has picked up substantially
and leasing has been relatively strong in the first two quarters,” according
to Brett Dedeaux.
